Meireles

Start here if access to the waterfront and established services matters to your daily routine.

On your visit: Walk the actual route to the beach. Check traffic noise, parking, building condition and whether the view is protected or could change.

Aldeota

Consider it for everyday city living, with shops and services as priorities.

On your visit: Test your commute at the time you would normally travel. Compare the street, building and usable layout rather than choosing by neighbourhood name alone.

Cocó

Include it if access to green space and the east side of Fortaleza fits your routine.

On your visit: Check the route to the park and your regular destinations. Visit at busy times and compare traffic, shade and ventilation between units.

Varjota

An often-overlooked option with a cozy atmosphere and a lively choice of restaurants and bars. Worth adding to the shortlist if you enjoy going out close to home.

On your visit: Visit the specific street in the evening as well as during the day. Compare restaurant noise, deliveries, parking and the position of the bedrooms.

Looking outside the city? Cumbuco is in Caucaia and Porto das Dunas is in Aquiraz. Compare the actual travel route and use the relevant municipality’s tax information.

What does buying and owning a property cost?

Build separate budgets for the purchase, regular bills and unexpected work. Fees vary by property and transaction, so request current figures rather than applying one fixed percentage to every purchase.

At purchase

Purchase price; applicable ITBI transfer tax; deed and registration fees; independent legal and technical checks; bank, finance or currency-transfer costs where relevant.

What to request: Ask for a written breakdown for the specific transaction before agreeing your total budget.

Every month

Condominium charges, utilities, internet, insurance and any management service. Check which utilities are included in the condominium bill.

What to request: Request recent bills, the condominium budget and meeting minutes. Ask about approved works and extraordinary contributions.

Annual and occasional

IPTU municipal property tax, maintenance, repairs, furnishing and replacement of equipment. A rental plan also needs allowances for vacancy, cleaning, management and applicable taxes.

What to request: Use actual property documents and quotes. A gross rental estimate is not the amount you keep after costs.

What should you check at a viewing?

Inside the unit

Check signs of damp, cracks, drainage, water pressure, electrical capacity and ventilation. Ask an independent qualified professional to investigate defects rather than relying on a viewing alone.

Building and shared areas

Inspect lifts, façade, garage access and common areas. Ask for maintenance records, planned works, condominium rules and any restrictions on short-term letting.

Street and daily life

Visit on a weekday and an evening. Check noise with windows open and closed, mobile reception, access, nearby construction and the routes you would use.

Remote or new-development purchase

Request a dated walkthrough of the exact unit. For an off-plan unit, distinguish renders and show apartments from contractual specifications; have the delivery schedule, payment adjustments and developer documents checked.

Before you make an offer

Have a qualified Brazilian lawyer check the property’s matrícula (registry record), ownership, seller authority, debts and restrictions, and the terms for any deposit. Confirm which documents and registration steps your transaction requires before committing funds.

International buyer? Confirm your CPF registration, identity documents and any translation or power-of-attorney requirements early.
